Reservation Statistics: How to Compare Your Season With Last Year Before It's Over

It’s May 1st. You already have bookings for August, but you don’t know whether that’s a lot or a little. Last year, on May 1st, how many August nights did you have sold? If you have fewer now, it’s time to lower the price or run a promotion. If you have more, it’s time to raise the price, not hold it.

That’s the question a seasonal property should ask itself every week. And one almost nobody can answer, because answering it means digging through last year’s reservations and counting by hand.

You had a good month. The planner was full, the money came in. But was it a better month than last year? And if so, why: because you sold more nights, or because you sold them at a higher price?

Occupancy alone won’t tell you. A guesthouse at 90% with low prices can earn less than one at 70% with good prices. To see the difference you need two numbers that big hotels watch daily and small properties almost never do: ADR and RevPAR.
